We delayed on pulling the trigger on a new build, which now if we were to start would not be finished by the time we move. So now we are looking for a move in ready home, however I have very strict options the house needs to have.

When we bought our house 4 years ago, we decided that our goal was to be in the town just north of our current place. We called it “Templeton Goals” as it’s just a better town top to bottom, better schools, less crime, family in town. Found a new subdivision with 21 houses in a cul de sac and put a deposit down on lot #13. Should be pouring the foundation this week and hopefully done by June. The houses are awesome; single level, three car garage, really well done and the ‘hood has a lot of young families like us. Got pre-approved and just waiting to go into contract.

Dang Wardy, you are a bloodhound! Tracked that down quick! If anyone is curious, this is the development (https://www.templetonwest.com/) and there is a potential extension of a road that runs between the houses and the highway. So yes, I have asked about it. Fortunately it is only a two lane road with not a lot of potential traffic between the two connectors. Additionally to complete the road there would have to be a bridge over a creek and the cost of that would likely be prohibitive to the un-incorporated town (CA restrictions and all that). The greater concern was noise from the 4 lane highway that is close. Fortunately the highway is slightly elevated, just far enough away and downwind of the prevailing on-shore breeze that the Templeton Gap gets (its a low spot in the coastal range that allows Templeton to get more ocean effect breeze, hence the wineries in the area). Additionally the house we selected has a house or two between the highway and us and the yard faces away from the highway. I'm on this!!Have they indicated when that future extension rd is going to be completed and if any, how much it’s going to be seen/heard from the home?
