The House Searching / Buying/ Building Thread

What an insane week for me. I closed on the new house last Thursday, got keys Friday, and have spent the past 5 days painting and replacing all of the upstairs flooring.

Now the moving starts, have to be out of the rental by Monday. My poor back!

That's awesome. When I ask someone I've built a home for if I can bring people through and they just beam with pride, I love it.
 
Things are moving along. Window, doors are in ducting is on site and picked lighting this weekend. Next up are plumbers and electricians

Awe crap. I found that in my parents basement when I was 12. It was termites.

It's termites here too. The question now is was it treated and repaired, or just cleaned up and painted over? Haven't been told the answer yet.

Seeing this thread reminds me of the stress I am currently feeling with this upcoming move. We delayed on pulling the trigger on a new build, which now if we were to start would not be finished by the time we move. So now we are looking for a move in ready home, however I have very strict options the house needs to have.

Absolutely as it will be to darn hot in Florida in the summer.
 
Crazy busy month! Closed on a house a couple of weeks ago. Cleaning up the new one, painting, moving all our stuff, and cleaning up the old one has prevented me from golfing for almost a month. I'm hoping the weather clears a bit soon so I can get out. Super happy with the purchase though!
 
My house just sold for full price after 48 hours. Fingers crossed for smooth appraisal and inspection. Looking for a same day close on old and new Dec 2nd. HoHoHo!

I was a construction superintendent for 25 years for a local home builder. I built over 1500 homes while there. Even bought one of my own homes from my employer.

Built 11 custom homes for individuals during that time.

Built a retirement home in St. George, Ut. Decided to sell it. Built another retirement home in Mesquite, Nv. Sold it too. Just changed our minds after the fact.

We still live in the tract home I built, bought from my employer, and raised our family in, on a local golf course. Go figure.

Right now we have a little get away place in the Mojave Desert. Lots of fresh air, and seasonal weather out there.

When we bought our house 4 years ago, we decided that our goal was to be in the town just north of our current place. We called it “Templeton Goals” as it’s just a better town top to bottom, better schools, less crime, family in town. Found a new subdivision with 21 houses in a cul de sac and put a deposit down on lot #13. Should be pouring the foundation this week and hopefully done by June. The houses are awesome; single level, three car garage, really well done and the ‘hood has a lot of young families like us. Got pre-approved and just waiting to go into contract.

Good luck with the new home! Sounds like it will be awesome. It is a rough time to build homes with material prices skyrocketing. A lot of builders around here are refusing to do it at all and others are doing cost plus because of the prices.

Have they indicated when that future extension rd is going to be completed and if any, how much it’s going to be seen/heard from the home?

Dang Wardy, you are a bloodhound! Tracked that down quick! If anyone is curious, this is the development (https://www.templetonwest.com/) and there is a potential extension of a road that runs between the houses and the highway. So yes, I have asked about it. Fortunately it is only a two lane road with not a lot of potential traffic between the two connectors. Additionally to complete the road there would have to be a bridge over a creek and the cost of that would likely be prohibitive to the un-incorporated town (CA restrictions and all that). The greater concern was noise from the 4 lane highway that is close. Fortunately the highway is slightly elevated, just far enough away and downwind of the prevailing on-shore breeze that the Templeton Gap gets (its a low spot in the coastal range that allows Templeton to get more ocean effect breeze, hence the wineries in the area). Additionally the house we selected has a house or two between the highway and us and the yard faces away from the highway. I'm on this!!

Oddly enough, I thought the highway looked far enough out to not be an issue haha. You’ll hear it to an extent but if they have a wall or trees to buffer the sound, you’ll be alright. It’s a nice looking place and at the front of the culdesac, you guys will enjoy it immensely.
